Who can apply for a GreenBuild home?
As a project of the State College Community Land Trust, GreenBuild homes will work a lot like our other homes. Buyers will need to be income qualified first-time homebuyers, and they will complete an application for the program, as well as budget counseling and homebuyer education before applying for a mortgage. Some aspects of applying for a GreenBuild home will be slightly different, however. The income guidelines are different than for our other homes, and some other aspects of owning a GreenBuild home (such as solar panel maintenance), will be defined in the land lease.
What is a community land trust and who can buy a land trust home?
SCCLT homes are sold to people with qualified incomes who have not owned a home in the past three years. Homeowners purchase the home, but lease the land in a long-term agreement, from the SCCLT. By taking the cost of the land out of the real estate transaction, SCCLT homes are more affordable than homes sold on the open market. When a person sells a SCCLT home, they sell the house to another family with a qualified income for a price determined by a resale formula. Thus, the home stays affordable for future buyers.
