Our goal is to sustain the vibrancy and diversity of the Borough community by promoting affordable homeownership in State College, Pennsylvania. SCCLT helps first-time homebuyers purchase homes that are in established neighborhoods near work, schools, entertainment and transit. We have helped 81+ households become successful homeowners since 1996.
How does a community land trust (CLT) work?
-
SCCLT buys a modest borough house and rehabilitates it for energy efficiency and code compliance.
-
Educates and counsels applicants in financial readiness and applying for a mortgage.
-
Sells only the house to an applicant who meets federal income guidelines.
-
Leases the land to the homeowner in a long-term agreement, cutting the cost by at least 30 percent.
-
Homeowners can sell the house in the future to another qualified family or back to SCCLT, based on a resale formula.
